Gozo Property Investment: Why Summer Makes the Case

Every summer, Gozo transforms. The ferries run at capacity, the coastal villages fill with visitors, and the demand for short-let accommodation consistently outpaces supply. For property investors, this seasonal pattern is not just a lifestyle observation. It is a financial signal worth paying close attention to.

A Market Backed by Consistent Visitor Numbers

According to the National Statistics Office, 2.3 million tourists visited Gozo and Comino in 2025, representing 57.3% of all inbound tourists to the Maltese Islands. Of those, 192,021 were foreign overnight visitors, a 7% increase on the previous year. Summer accounted for 37% of all foreign arrivals, making it the single busiest season on the island.

These are not speculative projections. They are published government statistics that reflect a sustained and growing pattern of visitor demand.

What Summer Demand Means for Investors

High seasonal footfall creates direct rental opportunity. Properties in coastal locations such as Marsalforn and Xlendi are particularly well positioned to capture short-let demand during the summer months, when visitors seek self-catering accommodation close to the water.

For investors purchasing off-plan or at completion, the summer rental window represents a meaningful contribution to annual yield from the outset.

Summer demand is the entry point, but the investment case for Gozo extends well beyond the peak season. Several structural factors underpin long-term capital performance.

Gozo covers just 67 km². Strict planning controls limit new development outside designated zones, keeping supply naturally constrained. When visitor demand grows and new supply cannot follow at pace, property values hold and appreciate.

A 2026 KPMG study of over 18,000 properties confirmed that Gozo recorded 87% price growth since 2018, the highest of any region in Malta. The island’s median sale price currently sits at €311,750, still 22% below Malta’s median, with analysts projecting an estimated 4% to 5% annual growth through 2030. For broader context on where the Malta property market currently stands, the conditions across both islands remain favourable for long-term buyers.

Connectivity Is Improving

One of the most significant developments for Gozo’s long-term investment profile is infrastructure. In 2025, over 46,000 ferry crossings took place between Malta and Gozo, 1,700 more than the previous year. The Maltese government has committed to two new vessels entering service in 2029, representing an investment of approximately €130 million, alongside a dedicated review of Mġarr Harbour’s capacity.

Improved connectivity reduces one of the traditional barriers to Gozo property ownership and broadens the pool of buyers, residents, and renters who can access the island conveniently.
